What to Expect During Your Home Inspection

Buying a home is one of the biggest decisions you'll ever make. A home inspection gives you the knowledge you need to make it confidently. If it's your first time going through the process, here's exactly what to expect from start to finish.

Before the Inspection

Once your offer is accepted, you'll schedule the inspection during your contingency period, typically within 7–10 days. The inspection is paid for by the buyer and is separate from your appraisal. Plan to be present if at all possible. Walking through the home with your inspector is invaluable.

What Gets Inspected

A standard home inspection covers all major systems and components of the property, including:

  • Roof, gutters, and exterior
  • Foundation, basement, and crawl space
  • Electrical system (panel, outlets, GFCI protection)
  • Plumbing (supply lines, drains, water heater)
  • HVAC (heating and cooling systems)
  • Attic and insulation
  • Doors, windows, and interior spaces

How Long Does It Take?

Most inspections take 2.5 to 4 hours depending on the size and age of the home. Older homes and larger properties take longer. Plan to be there for the full duration. Your inspector will walk you through findings as they go.

You'll receive a detailed digital report within 24 hours of the inspection. It will include photos of every finding, clear descriptions, and color-coded priority ratings so you know what needs immediate attention and what can wait. No jargon. No guesswork.

After you receive the report, Matt is available by phone or text to walk you through any questions, as many times as you need.

What Happens Next

With your report in hand, you can negotiate repairs with the seller, request a price reduction, or walk away from the deal entirely if serious issues are found. Your inspector's job is to give you the facts. What you do with them is up to you.
